What Is a Chemical Wash?

A chemical wash is a deep clean using specialist chemicals. Unlike a general service, which washes the filter and checks the gas, a chemical wash cleans the evaporator coil, the blower fan and the drain pan — the parts an ordinary clean cannot reach.

The result: cooling like new, lower running costs, and no smell.

Sign #1: A Musty or Sour Smell

This is the clearest signal. If switching the unit on releases a musty smell — like damp laundry — or something sour, mould and bacteria have built up inside.

The smell is not just unpleasant; it is a health issue for anyone with asthma or allergies. A chemical wash kills the mould and removes the source.

Sign #2: It Isn't as Cold as It Used to Be

If 24°C used to be plenty and now 20°C barely feels cool, the evaporator coil is probably caked in dust.

Dust on the coil blocks heat exchange — the unit works harder and delivers less. A chemical wash strips the coil and restores the original cooling performance.

Sign #3: Water Dripping from the Indoor Unit

Water dripping from the unit usually means the drain pan or drain pipe is blocked. Condensate that should be draining away backs up and overflows.

This is not a small problem

• Water damages the wall, ceiling or furniture below
• Standing water breeds mosquitoes and bacteria
• Persistent damp encourages mould on the wall

A chemical wash includes cleaning the drain pan and pipe, which resolves the dripping.

Sign #4: An Unexplained Jump in the Electricity Bill

If your bill rose sharply while your usage stayed the same, a dirty unit is a likely culprit. A fouled air conditioner needs more energy to reach the same temperature.

An unserviced unit can draw 15-30% more energy than a clean one. On a RM200 monthly bill that is RM30-60 extra every month — more than the chemical wash itself costs.

Sign #5: Odd Noises from the Indoor Unit

A clean air conditioner should be quiet. Unusual noises usually mean debris is interfering with internal components:

• A whine — the blower fan is out of balance because dirt has built up on one side
• A squeak — dust in the fan motor bearings
• Loud running water — a partially blocked drain pipe
• Rattling — loose mounting or unbalanced parts

Chemical Wash vs Chemical Overhaul

There are two levels of chemical cleaning:

• Chemical wash (RM130-180) — chemical sprayed onto the coil, blower cleaned, drain cleared, no full dismantle. Right for routine maintenance.
• Chemical overhaul (RM250-350) — the indoor unit is fully dismantled and every part soaked and deep cleaned. For units that have gone two or three years without service.
